Does anyone know a good place I can check what sorts of development is supposed to happen in the next 10 years along 54 in central pasco? Odessa/lutz/l'o'l...I don't want to buy a house there if the only things being built are more houses and not commercial amenities. I know there are a few shopping plazas, but what if I don't want to drive 10-20 minutes through traffic to get there.

I'm also looking for any feedback from residents of those areas. What do you like and not like about living there?

Yes a ton of residential houses are being built there. There also is a ton of commercial property going there as well. They are widening 54 as well. However I can see traffic becoming very heavy due to the addition of residents and commercial buildings.

I would be interested in this info as well

I live off of 54/41 and can tell you that there is a TON of building going on all around. Both wasy on 54(towards the suncost pkwy and towards i75)

Im interested to see how traffic gets, currently its not too bad but I forsee that changing in a few years. Im not overly excited about outlet mall going up

Also you will have 8 to 12k residential houses to be built in Trinity. Then all the building in Lutz, LOL and WC. Tampa Premium outs are being built by 75. COSTCO and a movie theatre are going in there too! Lowes should open at anytime now over by 41. Exciting time to live there but also scary when you think about the crazy traffic that will come.

10 years for residential and commercial developments is a long period. I don't think there is the way to find out what's going to happen within next 10 years. I would check county website, but most likely you can see/ trace what's going to happen soon. Checking zoning is not the tool to be used for future forecast since it could change if needed.

You do realize that it is impossible to speak for what will happen in 10 years from now right?

The ONLY other things that will be built up there will be convenience type stores, I doubt any entertainment venues would be put up there; it's the middle of nowhere really.

There's nowhere in Florida where you "won't have to drive to get there". Nothing is ever in walking distance, and even if it was, would you walk with bags full of groceries in 90+ degrees? or through a downpour?

You may need to adjust your expectations.

Tampa premium outlets are convenience stores? As far as being in the middle of nowhere the whole place is being built up. Yes if he/she wants most things it will be in their 10 to 15 minute range. I was talking to a local resident who bought there 10 years ago and he was telling me how he couldn't believe how much it has built up. You are 100% right that nothing will be in walking distance though.
