To build a home in Vermont? I've heard codes, regulations, hoops, etc are devilish. Any experience first or second hand? I'm in Chittenden County and want to build in Colchester so we dont' have to change school districts, don't know if it matters, just FYI.

My best thought is that if you have land with municipal sewer and water, and it is out of a flood zone or wetland area and in a place where there are other homes and not rolling farmland, and you go before zoning first with your plans to ask their blessing, you might be fine. Towns like to increase tax roles. They just don't want independent cusses.
