I live in Charles County and agree with Mom21. The opiate problem is a real problem and has increased over the years but it is not confined to just Southern Maryland.

If I were you, my concern would be over the commute. There are a lot of nice areas around Waldorf that are not as riddled with crime. However, we have a lot of building going on on the southern side of Waldorf into White Plains and as far as I can tell- no plans on improving congestion on 5 or 210. The traffic is just going to get worse.

More blacks are moving into Waldorf/Charles County which means more crime and a deteriorating school environment. As some have noted there has been a recent spat of shootings, mostly domestic but still. I live in a nicer part of Waldorf and although it's ok I see the signs of deterioration creeping in. Teenagers roaming about with no real aim, arguments at the grocery stores. Small stuff but these things tend to snowball. The Indian guy at Popeyes was so shocked that I said thank you to him. It started him on a rant about how people have gotten nastier in the 9 years since he worked there. I knew what he meant.

From a purely investment standpoint, I'd pass. The appreciation just won't be there.

There we have it folks. The exact dynamic of much of Southern Maryland. Or so racists would like to believe.

OP, the commute sucks hard. Really hard. And, like Mom21 said, there are no plans for improvement, and development is only continuing. At least another 8,000 new homes in the next 10 years in the St. Charles communities alone. What do you think will end up happening?

Come on get a grip- check out the Southern Maryland news paper, it's not just blacks causing havoc- Its whites as well-

Your 1960 racist attitude is the real reason southern md is going down the tubes, unable to keep up with what's in front of your face and blaming someone else for a homegrown problem that people were hoping to ignore and it would quietly go away-

How is it a black person's fault that "white" Doctors throughout southern maryland knowlingly contributed to the over prescribing of opiates to "white patients"?

Or the latest drug dealer of the week being a "white" seller selling heroin to "white" addicts?

Or better yet, open your eyes to the issues that exisit in your community right in your face? What does Loudon, Arlington, etc have to do with the issues that exsist in southern Maryland? I will wait....

I'm Black though, just of African parentage. Sorry got to call it like i see it. I was at a neighborhood bar a few weeks ago and the bartenders were talking about some big fight at Lackey that resulted in a shutdown. Sure Southern MD has an opiate problem but when it comes to violent crime, assaults, robbery etc. It's mostly Blacks committing them. Even in Charles County.

Still at the end of the day it's not like Charles County is some big ghetto. Ok place to live. The OP specifically asked about price appreciation. I don't think you'll get that much buying here in part for the reasons I mentioned.

Don't try to confuse the issue. My initial comment to you was regarding your Statement, and I quote: "Chuck county is the new SE."

If it is, then I guess Montgomery, Arlington, Alexandria, Loudon, etc must be the new ... what? Afghanistan? Syria?

My whole issue with this train of thought is that although crime is increasing in Waldorf, it's also increasing in the majority of other areas in proximity. And it is A LOT LESS than most areas. But in the end, it really doesn't matter; I wouldn't recommend Waldorf either because of the traffic issues, unless you work in PG County or one of the Southern counties.

No offense but you sound like you have a lot of self hate bro- there are more whites than blacks in charles county, yet all you hear about and choose to focus on are the crimes blacks commit- as if whites just don't do that sort of thing, you should open your eyes

And I stand behind that statement, only diffrence being SE DC chooses crack cocaine as there choice of drug, while Charles County chooses heroin, opiates and cough syrup

Actually the White and Black populations in Charles are about even now. The school system has been majority minority for several years.

Crime stats are harder to winkle out, but looking at the various law enforcement agency press releases from all three Counties (and I have access to more in depth reports in Calvert), and not just Charles, indicate that the opioid issue isn't limited or concentrated in either group as far as arrest numbers go. Per capita is different with a higher arrest rate for Blacks.

Robberies in Charles and northern St. Mary's tend Black, not so much in the rest of the County or Calvert.

While people in other threads tout gentrification in DC you're seeing the results of that gentrification in Prince George's and Charles.
