We are contemplating buying a house in Harbor Heights area of Mamaroneck. The prices seem cheaper than in other areas of Mamaroneck. Is there a specific reason like flooding, crime, etc? We are coming from the city and don't know the area very well. Thanks
That area (if I am correct about where it is) is extremely hilly and is terrible to access - you must turn from/onto Mamaroneck Ave and the traffic around that bend goes pretty fast. If you can come out at a light it would be better I guess, but there is one street that comes down to a light at such an angle that I wonder how people stop their cars in the snow or rain. It's kind of in the middle of nowhere but just north of the main drag, and close to the 95 and Hutch. I don't know about flooding or crime (I wouldn't imagine either are a problem), I think it's just not as desirable as other neighborhoods because of its location.
Crime is not an issue, and I don't beleive flooding is either. However, Mamaroneck avenue is a raceway in that area, I wouldn't want to live on it. Also, its not walkable compared to other parts of the village. Other than that, its fine.
Great close knit neighborhood, no thru traffic. A drive to the Village? Yep. But crime is not an issue there. Just a little off the beaten path. Had many friends up there growing up and they loved it. Ran around the small neighborhood for years.
Harbor Heights is a nice little family section with a secluded park and great views. It is higher in altitude that the surrounding area, so it is not prone to flooding. It is very safe and very quaint. Also, you can get a great deal on a house there.
The big problem is that it is separated from the village by the I-95. To walk to the village (including the RR station and all schools), you have to cross the ramps. Drivers are not expecting to see you, either. In other words, you cannot walk into town safely.
This might not be a problem for people who just rely on their car.
Great neighborhood, very safe. No through traffic, so after a while you get to know all your neighbors. As everyone said, the only drawback is slightly longer walk to village/shops and trains.
