I am looking at purchasing a property that is just over the Hayward county line in Buncombe, about 4 miles from the mill. I have visited it several times and as far as I can tell there is absolutely no smell at all from the mill.
I have not seen this property in winter so I don't know if that would change the prevailing wind direction. It is just below I-40, so it is west and a little south of Canton.
Would you agree that the mill has been cleaned up a lot in the past few years and reduced the smell?
Almost every time I visit canton I can smell it and on rare days I could smell it from my porch in Fairview. If you buy a property near it, you have to expect that you are going to smell it frequently.

Thanks for your reply. I shall have to go to Canton on my next visit (I live in Chapel Hill NC) and see what it smells like close up. It may be one of those smells that does not bother me unless it gets really strong.
I know this topic has been done to death in earlier conversations but the posts are fairly old now and maybe things have changed. Those posts indicated that Waynesville and Clyde were the most affected due to prevailing winds.
Can anyone comment that knows the area in this pic? Asheville and Canton are circled. The area I am considering buying in is marked with a X

Can't really opine on your 'X', as I don't live anywhere in the area, though I do drive by there, on an occasional trip to Asheville...
I do live in/above Waynesville, and we have never sensed the Mill, smell-wise; I can see the stacks and steam output from our deck, but no odor.

There may be areas in 'eastern W'ville' get a whiff, and I have noticed it in Canton/Clyde, but no in W'ville, fwiw. Those posts signifying Waynesville were either in error, or anecdotal by non-rez.
NEway, other posters may have better opins on your purposed locale...for some the odor is objectionable, esp on downwind days, and for others it is something one gets used to.

motor david, not sure if I should love or hate you for having this kind of a view. I actually think it's a crime and shouldn't be permitted - since it can take you breath away, which can end deadly

I can't figure out why someone would say waynseville and clyde were more effected than canton...

If the smell is a deal breaker for you I think it would be best for you to actually visit said property and check the smell a few days in a row. Its pretty close to the mill and I bet you would smell it at least a few times a week if not everyday? When we visited relatives when I was younger and they were close to one it was every few days.

and then you have the fog at newfound gap which can/does hold the smells into channels. So the track of the smells can vary due to more than prevailing winds. and being 4 miles is close.
MD has a lovely vantage HIGH above the channels. But it is lovely.
Would say an onsite visit would be worth the time and money to you.

Live just outside of Waynesville near J Creek and you can Def Smell it here quite often, It doesn't Bother me as iv become used to it, but it is there in Waynesville and the Closer you get to Clyde/Canton the worse ti gets(obviously).....only Once have i been able to Smell it in/close to Asheville though
