We purchased in early '16 as a primary residence. Our house had been on the market on and off for almost 10 years and on the market consistently for 3 years before we bought it (it was a vacation home for the previous owners and they only came up here once a month at the most). We paid $35K less than what the previous owners had paid. It's now worth well over what the previous owners paid. Houses up here, even ones that are not well maintained, are going under contract in a week or two, not counting the couple that are over $500K.

A lot of money, time etc gets put into a house one lives in over 18 years, esp a house on a high elevation ridge in the elements. And, we live in it.

You are quite welcome motordavid! I am well and enjoying the arrival (finally) of spring weather. Yea, the costs of owning real estate here. I’m paying 18 K in property taxes alone. That’s for 3 houses tho. I’m actually contemplating selling one and putting that cash into the market. These are scary times tho and I’m taking my time with the decision.

Anything at 500K and below is hot right now. Around me they are building like crazy. 2 houses are going up on very steep lots that have to top out at 750k and not a dime less.
