We own a 2.5 acre property in Waynesville with a great view of Cold Mountain. It is almost time to build our summer/retirement/maybe full time home there.

Can anyone recommend local builders to build a normal, stick built regular house at a reasonable price?

And what do you think it will cost to build a 2000 sf or so house there?

I asked around about this when we visited Waynesville last fall (our timetable is to get started on something in the next couple years) and the consensus was about $180/square foot for both stick-built and log homes. That's including the cost of septic tank, water well, clearing the land, driveway, etc.

Default Builders in Waynesville area

My husband and I are getting to the point where it's time to get serious about locating some builders to talk to so we can gather information to start making some decisions. We own a piece of land in Waynesville and are looking to build. A home is being built next to our property by Americas Home Place out of the Franklin office, and the owners are pleased so far. Another home nearby is being built by Trinity and we were warned to steer clear of them.

I searched the forum and the last references to Americas Home Place are several years old and seem to depend on which office was being used. I'm asking to see if anyone has any updated information.

Has anyone heard anything recent about AHP, in particular the Franklin office?
Does anyone have any suggestions for a reliable builder, to build in Waynesville? We're open to modular or stick built and looking for around 1800 feet, one story, nothing too fancy, to be placed on a relatively flat piece of land with reasonably easy access.

I'd appreciate any thoughts or suggestions for builders to contact, or ways to look for builders. We are doing this from out of state at this point, so it's hard to know where to look.

Be prepared for a lot of drive-by comments about home builders from people who never used them or heard something from a friend of their cousin. We were in your shoes 1 year ago and narrowed our choice to Schumacher and America's Home Place. We are under construction now with Schumacher. They are professional and very experienced but we have never built a house before so have nothing to compare them to. I do know the plan where we bought our lot has several homes by both these builders and we are very impressed with the plan and the homes in it. Schumacher has a slick sales organization so don't get swept off your feet when you visit the Asheville office. Be skeptical and ask lots of questions, especially about final costs.

They were having an open house where people were invited to visit a house recently framed out. No work was done that day and two of their foremen were on site to talk to visitors. We were impressed with the detail of the building and the knowledge of the two employees.

This is HUGE and I must say I'm surprised and pleased to know the local Schumacher does that. We were smitten with certain aspects of their model you can see on the highway and did talk to them, even having a few iterations of floor plans done. Ultimately they could not offer certain things that were non-negotiable for us and we moved on.

If you investigate online you'll find quite a bit of negative reviews from many of their locations. That said, they're still in business, still building, AFAIK there have been no major lawsuits against them and obviously a lot of people are pleased with the homes they have from Schumacher. If you are not savvy about house construction and materials it is best to find someone you can trust to help you understand exactly what you would be getting. To a lot of people a window on a plan is a window until it's in their house and then they begin to understand more about differences in quality. Building is exciting - and challenging - best of luck with whatever you decide.
