Hi,

I had heard that builders are now required to provide up to 10 years of warranty for structural issue on new homes. I did a search for more info on that and found a link to what I think is the bill involved here:

2007-2008 Bill 4336: Home Lemon Law - South Carolina Legislature Online

The bill is referred to as the "South Carolina Home Lemon Law".

I am not sure if it has passed since the history section of the web page says it was referred to committee in January of 2008, and nothing after that.

Can anyone confirm if it passed and signed into law, or add any more info to the discussion?

I'm having a plumbing issue (shower leakin) in my home in Simpsonville. It was built in 2007.

Called the builder and he said this warranty only covers structual damages.

I'm still looking into it, but am curious what you find out.

I built my house in 2004 and I thought it was law back then. I know I have a 10 year structural warrenty on my home though.

But yes it would only be structural. Regarding the plumbing issues. There have been several houses with plumbing issues in my neighborhood and several people have been successful in getting the subcontractor who did the plumbing and the contractors to assist. I think you will really, have to push and threaten them though.
