have any of you ever had to evict an idjit for a reason other than non payment of rent? Anyone have an idea of the timeline, whether the troopers have to get involved if the idjit plays like a barnacle and won't scram?

There is a lot involved and you may want to talk with a lawyer.

Having said that, I have a friend that owned a apartment complex and what he did to the guys that didn't pay was a bit different...

He waited until they were gone, then he would take 1 inch thick plywood and screw it over the door with about a hundred screws and the windows using an electric drill, way too many screws for a guy to undo with a screwdriver....

The law said he couldn't kick them out, but said nothing about allowing access... But sadly, the laws are now favoring the bums more than the owners.

I guess that is why I am turning into a real "Conservative A$$". I don't have much respect for those that don't want to take care of themselves when they are fully able and want me to pay for their lifestyle and it is going to get a lot worse.

The idjit's been paying rent---with the help of various so called "men"---just don't want her here. It's my understanding since it's a month to month agreement we can kick her out with a 30 day notice---did that this morning, idjit wouldn't answer the door so we taped it to the door and videoed that process--wth

I believe on a month to month you can "evict" them at any time for any reason, but give a 30 days notice.
Or,,,you can be like a friend of mine. He went and took the front door with him. Said it needed "repairs".
The couple left in 3 days.....but he did have to refund unused rent and their deposits.

Thanks Neph--that is what i was looking for but my connection kept going out. Arctic--in this case, they can trash it all they want, because the structure is coming down anyway this winter, that's one good thing. She's really not taken care of it at all and it has a lot of black mold.

Serve the notice and than take the door away after 30 days. Or change the locks. Let them sue you- most likely they won't. Most likely is like 100%
I would say they will move before the 30 days.
