Great document...some good breakdowns/details. Thank you!

I must say that I didn't see the huge price reduction in the Palmer/Wasilla homes that you state, but to be fair, I didn't look as hard as I didn't want the hour commute each day to Anchorage. If that is true, that is certainly quote a difference.

Go on Craigslist and find a roommate situation at least to get started. It should cut your housing expenses in half.

We got a 6 bedroom house (1960's) that is not the prettiest but very functional, 2000sqft, on a decently large city lot for $240,000 just 2 years ago.
I think you can find housing here for a "decent" price as far as Anchorage prices go. But you are certainly right, they are not the big beautiful homes you can find in other parts of the US.

It's expensive because everything has to be shipped up here. It has to offer beautiful scenery and a unique sense of freedom that you won't get anywhere else in the country.
