I foreclosed a tax lien with court and finally obtained a judgment deed after almost whole year of process. Everything is legal. All judge's requirements were met. The property is properly recorded with the county and is under my name. Now I'm trying to put it on market for sale. However, I was told the property can't get title insurance so the transaction won't go through. I don't understand.

Can anybody tell me why? Does anyone have similar experience? What should I do to sell it?

Form a non-profit corporation for $50 and sell the property to them for a $1 creating a new deed. Then sell the property back to yourself for another $1, there you have a new deed now. Put it on the market.
