14th is a better "brand" and has a more dense node in the center of Midtown, but suffers from other problems: lack of direct access to a MARTA station, the Howell Mill crossing is undeveloped and undevelopable AFAIK, and 14th doesn't go very far east.

And yeah, I think these are the obvious public transport projects to serve the inner city. It's basically exactly what Toronto has: they have a couple of main subway lines that head north, and every half mile or so an east/west-running streetcar line.

North Highland is my next favorite streetcar line. That corridor has tremendous potential.

Midtown has all kinds of older condo buildings, but there isn't a huge concentration of industrial lofts like in Castleberry Hill. The thing that would deter me from CH is the lack of a grocery store.
