Ok, I hope you will forgive me if I did not quote this correctly as I am fairly new to CD...

My husband & I & our two year old daughter will be moving to ATL area in August & will rent for a year before buying. My husband will need to be w/i an hour of Hartfield Jackson & Dobbins AFB. I am a yoga instructor & will be looking for work at different venues, so I'm thinking we'll need to be in a place that has lots of gym/yoga studios so that I'm not driving all the time. We are looking for something fairly inexpensive (<$1200?) & we are pretty open about size & type of housing though it would be nice to have either a garage or a fenced yard. Both would be fabulous, but I'm not sure we'll get that lucky. Our daughter is not yet ready for school so we'll worry about that when we're ready to buy. And we would love an Urban/suburban mix.

My issues right now seem to be 1) I am not really finding a website or service that is helpful with my search and 2) I am not certain how to protect ourselves from being taken advantage of my people whose home is in foreclosure (I've heard so many nightmare stories).

Any ideas would be welcome.

For all of those about to move or thinking about moving to the Atlanta metro area, in order for us to better assist you and for you to get more responses please provide us with as much of the following information as possible in your initial post please:

1. Budget
2. House/Condo/Townhome?
3. Employment Status(commute/work from home)
4. Children(public school vs. private)
5. Suburban or Urban lifestyle preference or a mix of the two
6. Easy access to public transit, important or not?
7. Preferable demographics of desired neighborhood.

I have already established myself as a Smyrna fan on CD but honestly, Smyrna would be a great choice for you.

It is an easy commute to the airport (less than 1/2 hour) and is just south of Dobbins. You can still find rentals in the 1200 range but they are going fast as prices are increasing. At that price range you are not going to get the most modern of house. The townhome next to me I believe rents for 1200, it has not been upgraded since the late 80's so it is a bit dated but still nice. The owner did put in a new AC for the renters so at that price you should still get a home that is maintained. Homes that have been upgraded are getting rents closer to 1400 and above.

My neighbor used a real estate agent to get the tenants. I think the more reputable rentees tend to do that. We did have someone in the s/d a couple of years ago that was in forclosurer and the poor rentors were given no time by the bank to get out. In that case, there were lots of red signs in general. My neighbor that is renting his property is typical for this area in that it was an entry level home and they had the opportunity to buy their dream home (also in Smyrna) so they are just interested in covering their costs until sales improve.

There is yoga all over Metro Atlanta, which makes Smyrna a good choice as well as you are an easy 10-12 miles from Buckhead, Downtown, Marietta, and Sandy Springs/Dunwoody so there are lots of opportunites for you to find a place to work.

Biggest downfall of Smyrna are the public schools (average at best) but you have noted this is not a concern for today.

Start with www.trulia.com - Smyrna zip codes are 30080, 30081 and 30082. I searched on 1,200 to 1,500 and found a few properties

There are lot of places that offer yogo workshops in North Atlanta, particularly in Marietta. Dobbins AFB is in Marietta. Check these links:
