Afternoon!

My husband and I are looking to move to the suburbs and need some help. I work in the Emory area and he works in the Lindbergh area. We are willing to commute but like most we would prefer something on the shorter side.....45 minutes or so. Can anyone recommend any new or newer subdivisions with houses/townhouses in the 200k-250k range? We'd prefer further north but are keeping our options open. Any help is GREATLY appreciated.

I can't think of anything specific but I actually think near I85 in Gwinnett County could work. Get a peach pass and you can bypass a lot of the traffic on 85 caused by 285.

Where are you living now and what are you looking for in an area? Good schools or not important? Closer to city amenities or fine with farther out? Etc

Either Gwinnett or around Roswell could work for you.

Right now we are in East Atlanta. We'd be ok further out but not too far out as we do a lot of things "in town" so to speak. We have no children so schools are not important-
Looking for somewhere that has good shopping, good eating......you know the important stuff

In this real estate market, a townhome or mid-range priced condo likely may be your only option if you want to find a home in a newer subdivision and/or residential development in a closer-in suburb for under $250k.

That's because virtually of all the quality detached single-family homes have almost literally been "flying off of the shelves like hotcakes" as of late creating a shortage of housing (new and existing) in many areas of North Metro Atlanta above the I-20.

In this real estate market, if you want a detached single-family home in a newer subdivision for under $250k, you are likely going to be looking at about at-least a 30-mile commute between your jobs in the Emory and Lindbergh areas and an area where newer homes are selling for under $250k.

The previous posters all made some excellent suggestions, though if under $250k is your price range for something newer within a 45-minute commute of where you both work Intown, a modest townhome is likely your best bet to find something newer for under $250k closer-in outside of the I-285 Perimeter while a modest townhome or a modest condo is your best bet to find something newer inside of the I-285 Perimeter.

Likely outside of a modest condo or modest townhome, if you want something newer for under $250k in this market, particularly in regards to detached single-family homes, you are likely going to be looking at a rush hour commute of over 45 minutes (or more).
