I just skim the Atlanta threads because I used to live there and like to check in on things. No crime in doing that. I am better than the person that said they like Atlanta over Dallas even though they've never been to Dallas! LOL

I think an Atlanta vs Texas thread is perfect for someone like myself to comment in given the fact that I've lived in both for a decent amount of time.

Atlanta was ravaged by the recession! Atlanta was even ravaged by the early 2000s recession (2000-2001). I don't even think Texas knew there was a recession in the early 2000s.

Yes, I read a little bit about why Atlanta has not done so well. This article (can't find it now) was saying that Atlanta started bleeding jobs after the 2000 recession (because this city is a big IT center). The city then delved into real estate speculation and exploded the number of government jobs to make up for the losses. Then, the 2007 financial crisis hit and the real estate market crashed. Then budget cuts have been going into place for the past five years and will continue to do so in the future so that continues to cut the government jobs.

It doesn't help that Atlanta has I think three(??) major counties in the metro with red flags over the school systems. That won't make middle class people or immigrants want to live here.

The whole economy of the region needs to undergo restructuring. Looking at the current unemployment numbers, that isn't happening yet.

Texas may take a hit over the next 10 years and beyond as electric vehicles start to take over the roadways. That certainly seems to be the trend and, if it continues, oil-based economies will likely take a hit.
