Here's What $5,070/Month rents at Alpharetta's Avalon - Development Du Jour - Curbed Atlanta

By now, most Atlantans have probably heard of Avalon, the $600-million live-work-play development in Alpharetta. Scheduled to open Oct. 30, Georgia's first "fiberhood" — i.e., ultra-high speed Internet will be available throughout the development — will bring 570,000 square feet of retail space, a hotel, a movie theater, office space and 800 single-family homes and luxury apartments. Today, let's focus on the apartment facet. Why? Because someone recently signed a $5,070 per month lease for a 1,728 square-foot, two-bedroom rental at Avalon. That's serious jack ($60,800 per year), so what drove the decision?

The unit in question joins 30 "premium" dwellings at Avalon's "Haven" complex. Besides "premium corner-unit locations" and perks like "upgraded" lighting, closets and plumbing fixtures, the hefty rent will grant you super high-speed Internet and HD TV channels, as well as something called "REPLAY-TV" — which allows you to "watch anything that aired on TV within the last seven hours, at any time, without a DVR." Also included: balconies, USB charging outlets in the kitchen and bedrooms and access to a concierge, which an Avalon spokesperson said "can help them with everyday tasks that range from grocery delivery to finding a pet sitter." Not to mention the unit will be smack dab in the heart of a bazillion shops and restaurants.

Some folks just want to be where the action is and the cost isn't really a concern.

It sounds to me like $3500-5000 is becoming the new normal for upscale apartments.

The action's at exit 10 up 400?

I could see it for a short term corporate rental since it'd be cheaper than a hotel but otherwise it's a bit insane given you could buy/sell a home in a year w/ less than 60k in transaction costs.

According to Zillow, there's only 2 units above 4k in Alpharetta...the Avalon and this lovely townhome:

Yeah, except there isn't much action happening up there.

Walkable? Ha! How many people are going to walk there? Its not walkable if people have to drive their car to the development.
