Actually, it is. Bell Rd/Old Atlanta Rd are the last feeder roads on McGinnis Ferry before that road crosses the Chattahoochee on the only crossing for 5 miles in either direction. At the height of PM rush hour, traffic backs up to Peachtree Pkwy. So, complaints about traffic aren't coming out of thin air.

BTW, last time I passed through there [last April or May], it looked like they are 4-laning Old Atlanta Rd...?

If Rogers Bridge Rd connected with itself across the river, that would help with the traffic in this area.

It would, but you can put that idea out of your head right now.

The old Rogers Bridge is being dismantled next year. It's going to be replaced with a bridge that looks similar, but is going to serve only for pedestrian/bike traffic across the Chattahoochee.

That bridge will never serve as a bridge for cars because the land on the Duluth side is owned by the city and serves as a park. The land on the Johns Creek side is owned by the Trust for Public Land and has very strict regulations that it remain green space.

I on't think that 47 townhomes and 12,000 square feet of business is going to add appreciably to the traffic in that area.
Depends on the sort of business ( e.g. if it's popular retail items it could create a backup if poorly planned )

Would this kind of thing not benefit people who work at the grocery stores, retail stores, etc., in the area?

I suppose it depends on who you are asking. Some folks would say, "Yes, bring on more amenities!" Others, on the other hand, tend to feel that their desired more bucolic way of life is being taken away from them. I certainly can appreciate both perspectives. You know what they say - different strokes for different folks.
