City of Atlanta, Cherokee and Henry County Fastest Growing in Metro Atlanta (Forsyth: apartments, renting)

To be clear, this is only amongst the 10-county ARC region and does not include Forsyth County.

In the past year, Cherokee County added 8,200 people, Henry County added 6,100 people (its largest yearly increase since before the recession) and the city of Atlanta added 10,900 people.

Definitely in terms of multi-family. Unless we balance that with more SFH's, we risk turning into a city of apartments.

Northern suburbs are filling up and alot more expensive than they used to be. So more people are moving to more affordable suburbs and commuting.

There isn't the land to add more single family homes. Density from MFH is the wave of the future. Most SFH construction will be replacement... tear downs and rebuilds. That is if you are referring to CoA alone. But true for most of the suburbs until you get OTP.... and in the northern half, way on the O of the OTP.

According to whom? Those trying to make a living from selling or renting homes would say they are priced right.They are priced to cover costs and leave enough profit for the owner to make a living. They are priced at what the market will bear.

I can definitely see the uptick in traffic in Southern Cherokee County now compared to when I moved here 3 years ago. I personally have no issue with the growth (one of the reasons we chose this area, considered by our realtor as an up and coming area that would eventually see similar growth and property values as North Fulton), although some in this area that have been here for years are griping about it on social media.

Oh believe me, that's hardly unique to Cherokee County.

But at least there, the rate of growth is rapid enough to drown out those who are griping about it.
