While more noticeably more diverse than Peachtree City, overall 30215 is decidedly majority-white and is noticeably less diverse than 30214.

There are parts of the 30215 zip code that are majority-minority (like some most northerly parts of the 30215 zip code that are closest to the boundary with 30214, including some parts of 30215 that located within the city limits of Fayetteville proper), but many parts of 30215 are majority-white by a noticeable margin.

I believe the only 9 rated school in Fayetteville is Peeples which is the school my kids are zoned to. Is that that the school? Half the students at Peeples come from Peachtree City and about 1/2 come from Fayetteville and Brooks, but that portion of Fayetteville is connected to the Peachtree City golf cart paths so it's very similar to Peachtree City.

Interesting. Thank you. Some local residents/friends have mentioned $2 mil is high esp for Fayetteville bc 'there's nothing there'. (as in amenities, not the studio) The other thing we've noticed is the real estate has gone up in price but home values of high priced homes haven't, if that makes sense? ppl who bought expensive homes even 10 yrs ago most are barely able to sell at what they bought at. then there are ppl that bought a $1.2 in 2018 trying to sell for $2.1 it's actually kind of insane since property value isn't like it is here in california. I see why so many ppl on this thread and in life are telling us we don't need to spend the $1.8 to get a great house. a lot of the $2mil homes don't look much better or different than the $1mil. just from 2019-2020 the prices were more reasonable. it's quite a dramatic jump in the last year. it seems this influx of out of state buyers is driving the ATL market into an unsustainable bubble. regardless, as you said it's still better than cali and other expensive areas. we're just disappointed we didn't buy last year lol. then again we wouldn't have been able to sell our home for what we did either if we would have sold then.

That is a good point about this real estate market possibly being a bubble.

And we all probably should keep in mind that one of the main factors in the dramatic jump in home prices appears to be the relative acute lack of inventory (from real estate sellers not wanting to show their homes to strangers during the raging viral pandemic) during a time of significantly increased demand (driven largely by many of the out-of-state buyers that you spoke of moving into the area from the West Coast and, as has been the case for decades in metro Atlanta, from the Northeast and Midwest regions of the country).

Adding to the relatively increased competitiveness of the real estate market in Fayette County is the relative lack of inventory (that has been caused by Fayette County’s traditionally stricter zoning and permitting laws) in an affluent county that experiences high demand for housing because of the high quality of the public schools in an area that is convenient to the world’s busiest airport, along with the increased demand that has been driven by the growing presence of the Film/TV production industry in the county over the last 7-8 years.

Metro Atlanta obviously is not like the often-insane California real estate market, but metro Atlanta does have some more competitive areas (including Fayette County along with Northside areas like Buckhead, Brookhaven, Vinings/Smyrna, Alpharetta, Decatur, etc.) where demand can be extremely high, particularly with metro Atlanta’s exploding profile in an industry like Tech.

We’ve been seeing it with quite a few people moving here from both higher-cost and lower-cost parts of the country and being somewhat surprised by Atlanta area real estate costs being at least somewhat higher than they might have thought.

Hi there. We did! Found a home in Alpharetta/Johns Creek area. Offer was accepted yesterday. We were a bit worried as we started looking at homes bc we didn't see anything we really liked. Areas we didn't take to: Suwanee, PTC, Fayetteville, Tyrone. Areas we ended up liking: parts of Buckhead, Brookhaven, Chastain Park area, my husband really liked Milton surprisingly and some other pockets we stumbled across. So far we are loving Georgia! Very grateful we made the move. Hears to hoping inspections go well.

Congrats! Your really going to like the Alpharetta/Johns Creek area. Don't worry about not making it to Suwanee, it's basically just an extension of Alpharetta/Johns Creek but on the other side of the hooch. ? did you end up in Forsyth or Fulton counties?
