Hi All,

I recently started hunting for homes in range of 200K(1800 sq ft) to 250K (2700 sq ft) range and stumbled upon this home in Glenfield subdivison of Avery Ranch-

1905 sq ft - 2 story/3 bed/2.5 bath at 216xxx with rate @ 3.875.

D R Horton says that they will put 5000$ towards closing and they are giving stainless steel applainces including fridge.

Rest of the houses in this community are priced around 100-110$/sqft.

This seems to be a reasonable deal with 20% down and rate@3.875.

I tried negotiating but the sales person is adamant about no negotiation.

Right now we are a family of 2 but plan on having kids soon.

I am very confused because -
1. I think the price is higher by at least 5-10K but rate looks nice.
2. The DR Horton has mixed reviews online.
3. Area of west Avery Ranch per se doesnt have good reviews.
4. Value of the area might not appreciate or hold with Builder around.

What do you guys think? I appreciate any opinion/feedback.

Wake up. You are paying 10000$ to 15000$ extra.

And the Rutledge school is not exactly great.

I looked extensively in that area before I purchased a home a few miles North of there and just didn't see the value. I also wasn't crazy about the DR Horton homes. I do use that street as my shortcut from Parmer to 183 if I'm heading to the Lakeline Mall or Arboretum area. It looks like there are some "good" deals to be had in there for resale homes. An 1800 square foot home that was listed at 183K is showing up as Pending on Springs Head Loop. I would look for a deal like that on a 4 year old resale personally.

They CAN negotiate, if they sense that you're not good at it and you're not working with a Realtor they may stone wall a bit....

Hi jobert and 1981.

I am not restricted to that area but with just two of us we didnt want to buy a big house (anything greater than 2500 sq ft) and finding small house in decent community seemed to be a tough job.

I looked at Circle C , Brushy Creek, Behrens Ranch and Meridian - None of them have small to medium homes and whatever they have is in 300K range.

I met someone today and he said he bought a 2600 sqft home in Avery Ranch for 100$/sq ft.

Only thing that is in favour is the rate.

We're very happy on the 'other' side of Avery Ranch. On bike rides through the west neighborhoods, I've noticed a few attractive homes that fit your parameters. Agreeing with mark311, I'd consider the re-sale route if you like the neighborhood; although, it does look like the 'under construction' homes have sold pretty well. Those 'west' neighborhoods are also getting their own amenities.

Given the young age of the existing homes, I'd need some real incentive to purchase new and be surrounded by construction for another year; especially at a bit of a sq ft premium. Just my three cents.

Regarding the area in general, we are tickled to be able to access a variety of smooth-running highways in order to head in all directions. Given that our daily travels are usually in the north part of the metro, we are happy NOT to get into all that 'terrible Austin traffic' we read so much about.

To 'firsttimehomebuyer', there are many Avery Ranch residents who are very happy with Rutledge. Might be interesting to hear how you've formed your opinion on the school.

Not sure what you're driving at; but, DR Horton(not MY personal favorite, by any means) is the only builder constructing in the 'western' neighborhoods of Avery. I'm frankly glad they picked up the ball when other builders are bailing on various projects. Nothing like having empty lots dotting the neighborhood.

People - Thanks a lot for all the input.

Reality is slowly sinking in that 3.875 will make a difference of just 30$ per month compared to 4.25 with a loan amount of 173K. Moreover I dont plan to stay here beyond 7 years. The rates are nothing great for which I will pay 5-10$/sqft extra.

Hey 10scoachrick thanks for some positive feedback.

So what is a good price for this to be a decent deal?

I am planning bargain for 5K and lets see where it goes. I will bailout of the deal if that doesnt work. I am not in love with the house so I can walk away even tough I have a deposit of 500$. I know! I know! - I got overwhelmed with rate, appliances, sprinkler and 5000$ to realize that they give such deals to everyone. Thats why having Realtor is a good idea. I am planning to meet some if this deal breaks. Once again I am not desperate.

BTW trayanh what does this mean?
