How's the traffic on Slaughter and Brodie going to I-35? Any neighborhood suggestions with easy access to the interstate?

Onion Creek, Parkside at Slaughter, Park Ridge, Twins Creeks, Bradshaw Crossing, Estates at Southpark are all within 2 minutes of I-35. It really depends on your price range from there. When you get west of Manchacha (Tanglewood), you pretty much have to use Manchacha to get downtown, because the time savings are not there if you try to use Mopac or I-35 (if downtown is the destination).

Getting to I35 is easy. Once you are on I35 take a nap if you're going north. Avg speed is < 1 MPH.

From Slaughter lane with traffic on a weekday morning it's about 25 minutes to downtown. Without traffic it's about 10. I drive down south Congress to shave it to about 20 minutes if I must.

I'd be going south on 35. I was worried about congestion from the neighborhoods to the interstate. I'm guessing that south on 35 would be against traffic.

South on I35 should be fine.

What time will you be traveling to 35? At 07:30 I could sometimes go from Manchaca to 35 without stopping. Later in the day there is more traffic but I have never seen a traffic jam there.

The MS (Paredes) and HS (Akins) are both 'recognized' in Far South. The elementary schools are better in the SW Austin, ranging from 'exemplary' to 'recognized', while the S. Austin elementary schools range from 'Recognized' to 'Acceptable'. The entire southern half of Travis Co. is the best you can get without having to move outside the city limits or pay a king's ransom - in terms of schools.

Let's look at this another way - why do you need to live off of Slaughter? If you are going south on 35, you should look off of 1626 (Menchacha, Bear Creek, San Leanna). You will be more likely to live in a safe area if you live south of Slaughter, and houses in Bear Creek would be relatively cheap because of the Brodie bottleneck. This won't affect you because you won't use Brodie lane. Baranoff Elementary serves the area and is 'exemplary' as well with recognized middle and high school offerings. You would have easy access to Southpark Meadows from the rural side of the development, and relatively easy access to the hill country down 1626 as well. You may never even have to use Slaughter Lane. It's long term, but the SW45 will connect to 1626 in that area eventually which would bode well for appreciation, but it could be 10 years from now. It depends on how long you are willing to wait.

So, say from Shady Hollow you could take 1626 all the way down to the new Seton hospital in Kyle? Is there any traffic that way? It would be nice to take back roads. I'll be working at the hospital and would like to live closer in to Austin.
