Pretty sure it's 78736. And count on 2.5%+. Particularly if you're talking new construction.

It depends on the ISD and MUD the subdivision is in, it's not the same for all the county outside Austin. In Westlake and unincorporated Eanes there might be a few places at 2% or below. But as the previous poster stated, especially in a newer subdivision, it's going to be more.

Why not Senna Hills, Lakepointe, or as mentioned already, the Cuernavaca area?

15-20 minute commute....

hoffdono: Commute time to Intel from Senna Hills/Lake Pointe is going to be 30-35 mins during rush hour. I do it daily.

Barton Creek is the name of an actual creek in Austin. An iconic creek at that. "Barton Creek" is also the name of a controversial (at the time) subdivision, and a country club, further up stream part of the creek. The creek runs through the greenbelt behind Intel, into Barton Springs pool, another iconic Austin landmark. So, when you say, "Barton Creek", there are many contexts to know about.

There is a neighborhood called Barton Creek West that you might consider as your furthest commute point. It does have low taxes, newer(ish) homes, and might represent a decent compromise. Also some other good options out that way that cross into the Lake Travis ISD, which is good also, but further.

Otherwise you should search in zipcodes 78735, 78736, 78749, 78739, 78737 - SW Austin essentially, for resale homes. Eanes/Westlake is 78746 and would offer the very best, awesome location for you, but the housing stock is older and more expensive due to the outstanding location, so you have to be open to that compromise, as many find the location a great value and learn to live with the older, smaller house. I'm personally in that category, in an 1800 sqft 1970s home after previously in a custom built 3,700 and 3,300 sqft homes prior. My wife and I couldn't be happier with our small home.

Restricting yourself to a new home is not a good idea in my opinion, unless you're willing to extend your commute time to 45 minutes and look in the Lakeway/West/Hwy 71 direction. Or further south/SW into Hays County.
