Hi All,

I am looking at houses in Well Branch and Bratton Park area. It seems that most of the houses in the area are for rent (68%) instead of owned (29%) according to austinhomesearch.com. Is this accurate? Any concern to buy there? Thanks.

You can verify a particular street percentage owner/renter yourself using Travis Central Appraisal District -- just enter the street name (with no numbers), then go through the properties one by one and see if the owner mailing address matches the address of the house. If not, it's almost certainly a rental. I would definitely want to do that for any street I was thinking about purchasing on, given that it is a higher than average rental neighborhood.

And personally, if it is anywhere close to 68% rental -- that's not where I'd buy (unless I was an investor looking for property to rent out) because it does seem really high. Wells Branch has a convenient location, and I don't know if the 68% is anywhere near accurate. Perhaps it includes apartment complexes? If so, then it would have less of an impact to you assuming you are buying in a single-family home neighborhood.

City Data says the % of renters there is 69%.
Houses and condos: 9,199
Renter-occupied apartments: 5,745

If you move West a little to http://www.city-data.com/zips/78728.html it drops to 52%.

Houses and condos: 10,510
Renter-occupied apartments: 5,326

Wells Branch (Blvd.?) is mostly apartments, so that can probably skew the numbers. If it matters any, Wells Branch is convenient and has held up pretty well. The part that feeds into RRISD is a pretty good neighborhood.
