My apartment renewal has just jumped 8.2% for a 1 bedroom w/ 1 Study approximately 830 sf near the arboretum. Currently going to be paying roughly 1k a month if I renew.

I have considered looking for a house in Austin but currently just a bachelor. Based on a small search my rent looks reasonable for the area considering market on my unit has jumped 18.02% since i moved in a year ago.

If I was going to look for a house any recommendations on locations. Should I consider townhomes/Condos also? I have never bought but know that the Austin housing market is going up up up and I don't want to get priced out.

If i was interested in moving apartments any recommendations on places to check out?

Well built Townhomes are awesome choice for someone like you if you can find them. There are very few in Austin compared to most markets because there is a huge bias against them in the building codes. The best townhomes don't have any sound issues and can save significan amounts of money over a similarly built detached home both in upfront costs and maintenance/ Condos are ok, but involve shared ownership, HOAs, expensive fees and the possibility of someone living over you which is noisier.

Any recommendations on townhomes in Austin?

There are townhomes in Allandale and NW Hills, in South Austin along Oltorf. Not sure where else. They do not come up for sale very often in part because they are so easy to keep and rent out.

Get a good realtor to help you.

I'd also just consider staying put, $1K for 800 sq feet in Austin is pretty good right now.

My Mom owned a unit in the Las Colinas Dr development off Northland just W of Balcones Dr. There are three for sale in there now in the low $200Ks that wouldn't be much more than your rent, with the tax breaks.

Oh, gosh, I'm sorry. Perhaps this is a little more to your standards. Built in 2012.

Of course, the PITI will be around $2800/mo....

Lol, wasn't meaning that in a bad way. Interior looks updated. Thanks for recommendations. Any idea why something like this could be on market for 403 days?

The exception being Mueller where they can still be built.
