Hi, everyone. I am new to this forum and appreciate any feedback. My family and I have visited Austin several times and we love the feel of the Dripping Springs area - particularly The Polo Club and The Preserve, but we wonder if the reality of living out so far will be as wonderful as our imagination of it is. We have lived in Los Angeles for 30 years and are ready for a lifestyle change. The commute is not a problem as we work from home, but what about the sense of community? The distance from restaurants, markets, etc? Is it too rural?

If you like the scenery it should work out for you. People there are from all over, and as friendly as you'd like them to be. It isn't ground central per things to do, but that's the charm of the place. Let's hope they don't ruin it with the same big box crap you see everywhere else.

Dripping Springs is far out right now, but retail is being built as we speak. In less than a year, you will be able to go around the corner to get your morning coffee. I say get in while the prices are reasonable because I know many people will be heading out that way once the overpass at the Y is built and more convenient shopping abounds.

I think cities surrounding Austin are losing much of their community spirit. In general, people that move in tend to stick to their subdivision and are minimally involved with the city as a whole.

A good example is Cedar Park, even though they grew 10x in population they discontinued their long running annual city festival several years ago due to lack of interest from citizens. I see the same thing easily happening in Dripping Springs. there's really one road (US290), you drive through going home or drive into Austin. Most folks will rarely ever go to DS since they'll live between DS & Austin.

Another good example is Pflugerville. I've seen the changes happen over the years as walled subdivisions get built.

Default Changes in Dripping

The difference between Dripping, Cedar Park and Pflugerville is that DS will be more upscale in its development. There are a lot of starter neighborhoods in the other areas, while there are nice homes with ample property being built along 290 between Oak Hill and RR12.

My daughter lives in Cedar Park with all the stores, YMCA & schools close by which is great for her with four kids. But not my kind of living. My husband and I are retired and have a ten acre horse ranch in Southern California mountains. Some areas are not good for horses in Texas because they are very rocky inches under the dirt. What about Dripping Springs for horses etc. I do know if you don't get a home with ten acres or more ag exempt already in place when you buy the property taxes are very high. Ag exempt means you have some sort of ariguculture, goats, cows or hay to sell each year. The taxes are next to nothing like $500 a year! What are the prices of homes in Dripping Springs? A slower pace....30 min from South West Austin....lots of wildlife, birds and muuuuuuuucccccchhhhhhhhhhh slllllllooooooowwwwwwwwer than So. Cal.....much less congested....enjoy it !!!! It's a great place
