For $550,000 you can get something really cute!

This one is quite lovely:
4416 Speedway, Austin, TX 78751 is For Sale - Zillow

Zip Code is 78751. It's 3 miles to the Capitol, just north of the university.

Austin TX 78751 Homes For Sale & 78751 Real Estate - Zillow
OMG!!! You're kidding!

$385K for an OLD 1925 tiny matchbox of a house? Good lord. Is that realistic at all? Yes, I realize that it has been refurbished...but dayum!!

Do you like master planned communities? Steiner Ranch is master-planned.

I would suggest looking in NW Hills/Westover/Great Hills. Many lovely homes, close to town - a realistic 20 minutes to downtown -- and many if not most have pools. $550K there was more doable 2-4 years ago but you can still find something.

Could end up selling for more! And I love "off street parking"...that will be helpful in the next hailstorm
Gotta love a lot that's smaller than a tennis court!

Are there jobs and commutes involved? Not much is within 20 minutes of the city unfortunately with the traffic unless you're traveling off peak hours. Also, anything within the city is going to be older construction. Are you looking for newer communities or OK with an older house? When you say "within 20 minutes of the city", what are you looking for? Downtown nightlife, shopping, local eats or jobs?

Drippin' is quickly developing a unique, unmatched identity. First, it is the home to two VERY unique breweries - Twisted X and Jester King. Jester King is open on the weekends, alongside Stanley's Farmhouse Pizza. Just a fantastic way to while away an afternoon. Stanley's isn't the only craft pizza choice - Pieous opened last year and continues to get raves.

Distilleries are moving there as well. First was San Luis, makers of Dripping Springs Vodka. Now, Deep Eddy Vodka has announced plans to move there, which will enable them to offer tours. Just south, in Driftwood, is the award winning Duchman Winery.

Nearby are two of Austin's natural wonders - Hamilton Pool, and Westcave Preserve. They are part of what makes living here unique.

There are pros and cons to living there - like any place. But I just wanted to give you a sense of why Drippin' is absolutely unlike any place else in the Austin metro.

Interesting that you all criticize the house on Speedway. I've wanted it for the past 30 some years. Now's my chance, I guess.

Severely damaged goods.
As luck would have it, I actually know someone who has owned that house in the past and have been in it several times. Suffice it to say, those are among the many reasons why it's turned so many times in recent years and even investors haven't been able to make any money off it. The discounted price and days on the market are a good indication of the issues. There are no bargains in Hyde Park. And you can't buy a house in Hyde Park for "around $300K" -- except for the occasional ones that will require extensive rehabbing --- which is problematic in itself now due to the recent LHD restrictions.

For the OP's price point and desire for a central-ish location and a private pool, I'd probably be looking at Allandale. A lot of those homes already have pools and those that don't have lots big enough to easily accommodate them.

Not being an advocate or anything, but we've had property nearby on 45th for about 10 years and it's been a good thing for us.

$385K for an OLD 1925 tiny matchbox of a house?
It's hilarious to hear all the suburbanites find reasons to complain about this adorable bungalow in Hyde Park. First off, 1,300 SF should be plenty of space for empty nesters. Not everyone wants to live in a cheaply made stucco or faux stone McMansion out in the middle of nowhere. And most people who would choose a historic neighborhood like Hyde Park would love a *restored* 1925 house. The fact that it's on the corner of a main road is a consideration, but it's not the albatross some of you are making it out to be—busy streets are part of living in a vibrant urban neighborhood. Big deal.

Unfortunately I think the noise/bass would grow tiresome, no matter how quaint the house appears...

Location, location, location...
