One thing that's nice about Avery Ranch is that it is very close to Brushy Creek Lake Park. Of course, there is a small lake/big, big pond that people kayak on, a nice little hiking/running trail, and a sprinkler park for the little kids and big kids,ie..parents You know, with the water spouts and big fountains to run around in.

Thank you all for the insights and answering my questions Between your posts and reading old threads I was able to let the realtor know what areas we're interested in seeing during our brief visit - assuming I am also able to go, because if not it will be my hubby's brief visit

PS. Texas is as close to home as it gets for me. I lived overseas most of my childhood but Del Rio is my home base

Welcome to Austin!!

You probably want to start your search in MLS areas RRW and CLS. Good schools. Enough new construction to still find good resale values. Easy commute to your husband's work location.

You'll get much more home for your money in RRE, PF and Hutto if you want to venture out that way. Love Roses knows all about Hutto and the schools there do have good diversity. Your drive would be a bit further than the other areas mentioned.

I haven't heard anyone mention Leander yet when it comes to scoping out suburban Austin communities... so I will.

All the same beneifts of Cedar Park --great schools (it's the Leander Independent School District that covers both Cedar Park & Leander... their web site is here: Leander Independent School District), easy access to everywhere, lower cost of living (home prices, property taxes, etc.) all with a slightly more rural feel.

How long would it take to get from Leander to 5 miles south of Cedar Park on 183 at rush hour? Anyone have a guesstimate? TIA

Leander and Cedar Park are right next to each other, so I really don't think it would be long at all. I couldn't imagine it would be more than 30 minutes or so.

We call that "spittin' distance."

With 183A open, it shouldn't take much more than 10-15 minutes, even if you/hubby have to use the frontage roads rather than the beleaguered section of 183 that starts, during rush hour, around RR 620 and extends allllllllll the way to I-35.

I live in Leander and with 183A I go from Crystal Falls Pkwy to the McNeil/Spicewood Springs exit in 10 mimutes in rush hour!

I recently actually read that Cedar Park was picked by a magazine to be one of the 10 top places to raise a family. We actually live very close to the area -- in NW Austin. Cedar Park has some great parks for kids, do nice family events, and I think would most likely get you the size of house you're looking for .for the price -- i THINK . .not sure.
