What's being said is that there could be a shift, but it won't be in the near future. Even before the frenzy, Pflugerville/RR/Hutto has been growing exponentially and housing prices have risen steadily year over year. My mother was desperately trying to find a home in the sub 300 range four years ago and was faced with the same situation - cash buyers, multiple offers, etc. She ended up moving to Georgetown...and now she would have been priced out of much of GT as well.

The Austin inner ring suburbs have more buyers than the market can handle at this time. So yes, it is a tough time to be a buyer, especially a local buyer. I really do feel for you and others like you who want to buy their first home and not pay a bloated price. I just don't see the prices going down tremendously, and $300k (or worse) has become the new starting point in the area, despite what it is listed as. A home in a kinda dinky area of RR was put up for sale at 187k and two days later, after receiving multiple offers, changed to $250k....so the $250k homes are now $300k homes, and so on.

If you want a first home, you may not have much of a choice but to move farther north. One of my contractors has that same issue, trying to find an affordable home in PF/RR/Hutto.

As far as I can tell it's pretty much the entire Austin metro, from about San Marcos to Georgetown. Some might be worse than others, but it's pretty tight all over. Folks who were looking at Austin proper and the directly connected burbs are being pushed further out, so a ripple effect is happening.


Also, it's not just homes, it also appears to be spilling over into lots, very tight.

Pretty much...you'll need to look at Liberty Hill and beyond before you see significant softening(and that's relative).
One Leander floor plan I looked at in December has gone up OVER $100K...(from $300K to over $400K) in 2 months(and change). That doesn't even consider the games played with the lot pricing.

I HATE the idea of paying over $3000 more per year in taxes JUST because the market is nuts

Even down to new Braunfels a bit. It settles down when you start getting into Garden Ridge, but north if that it’s a mess. Lots of people who can’t afford Austin are thinking that NB will be close enough to Austin for them. Just wait for the shock and awe when traffic is back in full force.
