I’m not in a hole. I am where I am in my life and that’s okay. There’s a difference between making emotional decisions and using rational emotions to make decisions and that’s where we get confused, N4C. There’s a thinking mind and a reasoning mind and finding the balance is called wise mind. (Marcia linehan and dialectical behavioral therapy). You live in the thinking mind and seem to think that anyone who lives outside of your box doesn’t get “it.”

Lot of "cash flow" investors are already moving to San Antonio as it seems to be a much safer bet than Austin ("at current levels, it's mainly appreciation/ speculative bet for investment"). So don't be surprised if the investor demand drops next year in Austin and if San Antonio starts feeling the heat (which already started in 2021).

Then tell me by what I’ve stated, what is inaccurate?

I’m not here to be nice to everyone. I’m only going to be honest. If I’m inaccurate, that’s a different story, but I have no expectation that people will like everything I have to say just because they do not emotionally agree with it, but I do have a self expectation set of being accurate by my statements. If I’m not accurate that’s another story, but if I am being honest, regardless of what we may personally feel about it, are you stating that deserves no merit?

San Antonio (along with other military heavy cities) will always be a good bet. Military folks always want bright and shiny and when they fades they move on to the next new and shiny. Then, it leaves the older homes for people who are SA natives/long term residents/not just PCSimg there for a few years.

Interesting take regarding the military folks. Didn't consider that into account.

In addition to all that, exodus from Austin is truly affecting affordability in San Antonio. .

Really just follow the housing from Marbach/410 and out west toward 1604 and highway 90. Houses get even more shiny, newer, and bigger the further west you go. People forget that there are other populations that play into the market that aren’t just seeking a “better quality of life” like many people are in Austin. While generally there aren’t many differences between San Antonio and Austin, people who move to San Antonio for an affordable Austin will be sorry if they don’t go visit first. It’s not Austin. There were several people who passed through the Austin and San Antonio forums over the summer hoping that they’d get a cheaper Austin in SA. They were quickly turned back around. Bring from San Antonio, I’d head north instead of south to get a more Austin vibe.

My son and his friends, Austin-born, have told me that San Antonio is much much closer to the Austin they remember growing up here than Austin is now. Those that live there have no desire at all to move back to the shell of "Austin vibe" that it has become now.

THL you’re still missing the point entirely.

Your reasoning is legitimate if your entire case is for preserving the character of Austin. You have a right to do whatever you want to do with your own house.

Your reasoning is illigitimate if you have any case and issue against the housing cost of Austin metro while holding property and SELECTIVELY renting it out, especially if those tenants are only family members.

If you have a case and desire to hold the values of Austin I particularly have no beef or concern over it, but you cannot complain about housing costs and investors if you are a property holder who is selectively renting.
