Question N End Real Estate - What do people think now?

What do people think now? I am moving back to Boise after being away for 2 years.

I have a 3000 square foot duplex with a view on Bogus Basin Road 10 minutes from downtown, and it sure would be nice to sell it and buy a small house instead. I'm wondering if I will make a big sacrifice on price if I sell the duplex now.

The best way to know is to have a CMA done on your property. Depending on how long you've owned the property, you may or may not have gained appreciation. If there's no equity available you'll most likely have to come to the table with money when you close. Have a real estate agent provide you with a netsheet which will show your closing costs and give you an idea upfront as to what you can expect to gain from your sale.

You should be able to find a great deal on a home, that's a given considering, it's a buyers market. Keep in mind if you loose in the sale of the duplex you will most likely gain in the purchase of your home. You really need to have a CMA done in order to get the proper information you seek.
