Emmett and near to town might have some newer or under construction houses. Some bustle and more probably coming. It is relative. Too slow & basic for some. Not as much bustle as on other side of the hills to Treasure Valley. Tradeoffs. 6600 people in Emmett. Was growing by about 100 per year but just about 10 per year since 2010. Could go back to 100 per year or maybe lots more in future. Hard to say. Retirees, commuters who want smaller / quieter / cheaper.


Weiser is pretty dry and open. Mainly just planted yard trees, especially in town. Either you can accept that look or cross it and other such places off list.

Have you managed to visit area? Any time soon? You'd probably eliminate a lot of places if you visited. Even virtually with Google street views. Identify what is too "crowded" for you, too desolate, too old / declining, too dry / open, too much snow, whatever.


Do you know what immediate density you really, all things considered, want? If you decided on 2000, 1000 per mile or 100 or 10, you could focus on that. Or leave it undefined and look lots of places.

In a quick look at real estate sites I did not see the size / age / price mix you have previously stated near Weiser. Most you'd probably say was too old / small / overpriced. Will probably get more expensive and new housing stock may or may not come. If so, then look even further out and / or wait for a possible future crash.

Price is for house. Lot extra. Devrlopment density? I dunno. Check if you want to know. Fruitland in town is 2400. 50 / sq. mi. or so in the county.
