WHy not look at Brighton? I just moved to Brighton Center and I LOVE it. I used to live more near Comm Ave and the Whole Foods, right between the B and C green lines and I was paying a lot for a really dumpy place. Moving about a mile from the T is saving me $100/month on rent now (I pay $530 now, but with roommates- not sure if that would be a dealbreaker for you). It's a walkable area with restaurants, pubs, cafes, the library all right there. You've got the 86 (Harvard Sq), 57 (Watertown, Kenmore), 65 (Kenmore Sq) and the B line isn't too far away. The area I live in is a lot less undergraduate-y than the rest of Brighton or Allston. There are a lot of mid to upper 20s people, but also some families in the area, which is refreshing for me. It's probably the best "steal" of a location in all the city.
