Yes, Boston Proper is definitely not everything within the city limits. It's basically Downtown, the North End, South End, West End, Beacon Hill, Chinatown, the Bay Village, the Back Bay, and the Fenway/Kenmore Sq areas.

And I vote for Arlington too. The OP needs to understand the craziness of the BPS lottery system. It's not completely unmanageable, but her posts indicate a level of naivete with regard to how much work it would be to deal with. I say this to be a realist, not to be rude. If you've got that kind of budget, move to Arlington or perhaps Belmont near the 73 bus line.

Did no one pick up earlier that OP is not a realist i.e. wanting a Beacon Hill rental for 2 adults + offspring for under $3k?

I would label the OP as uninformed.

If I were to live in Boston Proper (and I agree with Scratchie, professeurpablo, and others’ definition of that), I would need to have enough to send my kid to private school and a bigger budget than 3k (even though that is a nice budget for most other places).

Perhaps OP’s definition of Boston proper is different?

I just ignored the Boston proper request. :P People who are not familiar with Boston are surprised by how small "Boston proper" is, especially if they are not used to more urban suburbs, so I find that's often not what they *really* mean.

Re. gf2020's comment about Boston 'proper' there is no convenient and widely used term to denote the whole city of Boston versus the separate municipalities around it. Definitely Boston proper always meant the original Boston versus other areas that have their own identities but are also part of the city. But in real estate discussions one often wants to distinguish between political Boston and that larger Boston that includes everything within Route 128 or some larger scope. That larger Boston is denoted by terms like Greater Boston or the Boston area, but for lack of any easily understood term, people are using Boston proper to mean the city rather than the original core of the city. That I'm sure is what the OP meant. And I'm guessing that the old meaning of Boston proper is going to fade away as people use the term to mean within city limits.
