Yeah, up and coming towards the black hole....Buffalo is so already dead. You can thank New York city for all of upstates woes. Upstate cannot afford to attract new businesses because of taxes which are high because of the city.
as a real estate agent, I think that the following is true...
Buffalo is an affordable place to buy and rent property
is it up and coming? well it COULD be, the powers that be, will decide that - it definately has the potential with the waterfront and many other positives for sure - I would like to see it.......but I dont want it to create a bubble affect, where the homes sky rocket and then downward turn - we have a very very stable market, homes sell at a good price quickly if priced right - and I assure you those that are priced correctly not under or over will sell within 3 months tops...
If you are looking for an affordable place to live with relatively stable, consitent growth in real estate value, I think it is a good place. If you think Buffalo will be the city to see the next ridiculous real estate boom with prices skyrocketing beyond imagination, you better invest elsewhere.
There are signs of some good stuff happening here. However, on the grand scheme, none of it is earth shattering huge. IMO, this area is doing better than it has for a long time, but it's not a hotbed for growth.
Unless the State wants to fix some very deep, serious economic woes, and cut taxes a TON (and not just pass expenses on to local governments as they are doing now), then this area is not going to suddenly boom.
