Chico has a pretty nice little downtown area and a lot of activity due to the college campus. Housing generally is pretty nice and not too expensive, and Bidwell Park is a very nice large city asset.

Chico's not underrated though. Its thought pretty highly of by almost anyone who knows about it. I would think Eureka would qualify. Its almost forgotten up there by most Californians and its a really pretty, historic small city. The stock of Victorian buildings is incredible and its really come a long way in the last two decades as far as restoration of old buildings go. Plus its physical location on the North Coast is very compelling.

Sacramento and Oakland are the two big cities which actually have a lot to offer but are totally underrated. The curse of being located too close to San Franciso.

San Clemente a sleepy beach city with quiet high end lifestyles. The weather (and waves) is awesome 340 days a year. The downtown is quaint and charming with gorgeous architecture. Homes are nestled in the hills. CON- the San Onofre nuclear pp is a few miles down the coast.

Only if you think a Tsunami will do a Japan on it. Even then the regulatory commision says it can withstand a similar hit. I've surfed Onofre state beach for thirty five years and other than glowing hair and thirteen toes, I'm fine.
