I am relocating to the Santa Maria Valley from the East Coast. It is very strange to me that I am being asked to apply first then be deemed "qualified" in order to view rental properties. This practice is ridiculous! It is a money grab for sure since every rental application has a fee. Is anyone else dealing with this issue?

It doesn't really matter where you are, on the East coast. Santa Maria is a step up.

As far as the cost for rental app? It covers the cost of the credit inquiry, along with office staff time.

Make sure you rent in a good part of Santa Maria. Lots of gang activity there.

Yes, Santa Maria does have an underbelly with more gang activity in certain parts. It's also good if you speak some Spanish with its large Hispanic population. It's just good to be aware of that cultural setting. My FIL lived there and spoke Spanish which really helped even though Caucasian (minority). He didn't have a problem with it knowing that going in. It's just something to be aware of. It's a common demographic along many parts of the central coast due to all the ag work in the area. Same thing in places like Gonzales, Salinas, King City, Greenfield, etc...

What? Santa Maria is a lovely little city--most of it--but I would definitely not agree with that statement.

They want you to apply before viewing?

Before renting is common, but before even looking at it to see if you like it? That would be ridiculous, and yes, a money grab.

You've never been to the east coast, then. There are hundreds of places that are better than CA as a whole, let alone a gang infested Santa Maria.

When we were renting we had to pay a fee for the credit application but only after we had viewed the place to see if we were interested. Some people will take copies of your credit report, so you don;t have to keep paying the fee, or comp it back in rent.
