Wando is little community. Mt P is a large city. Theyre vastly different., but just seperated by the Wando River. If you want a large plot of land, go for Wando, you wont find it in Mt P. Both are still going to be pricey.

If I am not mistaken, Wando is Berkeley County thus Berkeley schools. I do not know if this is good or bad but it is worth checking on.

The future is not as settled in Wando as it is in Mount Pleasant. There are so many unknowns. The Cainhoy Plantation PUD off Clements Ferry Road will develop 9,000 acres, the largest ever built in the Charleston area, so it will be a game changer if it is ever built. BP Amoco currently has a suit with the developer and I'm not sure where it stands. The Beach Company also has plans over there to develop some land right next to the 41 bridge. So if these projects are fully realized, that will certainly change the present dynamic.

It is less expensive in the Wando area because the neighborhoods are located in a rural area of Berkeley County, as opposed to Mount Pleasant, which is less rural and in Charleston County. There is also a much narrower pool of buyers looking in the Wando area so that fact alone affects the appreciation of real estate and the ease with which to sell a property.
