We are interested in a small farm of about 10-20 acres, but I do not want to have to build a house or a barn. It should already have a house and ideally a barn and maybe some other outbuildings. One that needs paint or minor repairs would be ok. Just not something that is falling down and needs to be replaced. I am looking for something already set up and ready to move in, like a farmer or rancher who just wants to sell and do something else. I am not really interested in having to tear down something and start over with a new construction, not with the prices of building materials these days.
Absolutely no subdivision restrictions and no restrictions on sub-dividing should I choose to do so. Not in the path of sub-developers and not likely to have other homes close by and not likely to be annexed. Something that doesn't flood and get wet and sloppy when it rains. Location - not right on a main traffic road. I prefer that no one can see my place from the road. We don't want to hear the traffic. The property can not be near high tension power lines. I want the option of having chickens and goats, maybe eventually a cow or a horse or two. And enough land to grow our own food, at least a couple of acres for crops and space for fruit & nut trees. It doesn't have to be very big, just 10-20 acres will do fine, it just needs to be away from traffic noise and out of the path of any real estate development. Preferably lots of shade trees except for an area to graze animals and about a one or two acre garden plot. We like shade trees around the house but not over the garden or the solar panels. 30 minutes to Wal Mart and Lows/Home Depot or similar would be about right.

Seems there might be a few currently for sale in the Megett/Bavenel area and outside the Summerville/Jedburg area. John's Island might also have a few farms/homes with lands and barns in fitting that description. Price will determine which areas fit better.
I like the Summerville area. We were there in January/February this year and spent a lot of time riding around looking at places near Summerville, Walterboro, and Cottageville. DJShymansky, and meks, please let me know if you happen to see anything that fits my description.
