First and foremost...not all of Freedom Drive/West Side of Charlotte is the so called "ghetto" as some posters have coined it....Until you have lived truly lived in some of the neighborhoods... you really can't speak about it. I live on the west side of Charlotte and my neighborhood is one of the safest neighborhoods...We have neighborhood watch, homeowners take pride in their yards/home appearances. The westside really gets a bad rap in this forum.

Yet somehow we have three urgent care centers across from each other. This is the same area that saw a devastating 35% reduction in residential tax values with the reval. Lots of starter neighborhoods that have practically collapsed. It's interesting because the population in this County Commissioner district is up more than 70% with the latest Census numbers but that's further north for the most part.

Meanwhile, HWY 16 cannot have entrances for stores etc. in this area because of the evacuation route. That makes it tough for businesses to move in I think.

The "modern" designs of the shopping centers that have opened up in the past few years isn't good either. You can't see most of the storefronts from the road. We lost two pizza places including CiCi's. I mean how can't a CiCi's make it?

BTW, that CiCi's has the first murder in the franchise history. I wonder if that is what was thought of and mixed up with Pizza Hut unless there's been two.

The Wachovia had plans for expansion but the Wells Fargo merger put that on hold.

Not only are the store fronts hard to see, but getting in/out of the shopping center is no walk in the park during heavy traffic hours.

What about the established neighborhoos like Mt Isle Harbor, Outlook, Mountain View?? You'd have to send your kids to Gaston Day.

Great neighborhoods

But you are right...the bottom line is schools like I said above.

When the schools are great an area WILL take off.

I would not discount living in one of those neighborhoods if you can also afford Gaston Day!

Of the three Overlook is the best choice.... Mt. Isle harbor does have nice homes but I don't know of a soul that wants to pay that kind of money for a home and be greeted with power lines galore when entering the community.

That area has a long way to go and while the schools are not prime choice it isn't the schools that is keeping development at bay nor will development help the schools.

This school is a good choice if you are ok with a Christian school.

Agree about Overlook being the best of the three

Disagree about the schools.

Where schools are really great people will pay a premium to live.

EVERYTHING follows the schools (restaruants, retail, development in general).

The development is NOT going to come with what the State is allowing and for that matter not allowing out there. I lived out there when all the development was beginning and it never happened and without a change of heart from the State it will not. A lot of people were given a big 'ole pitch! It is sad to see what that area is now.

I was speaking of the State not allowing developers to do certain things etc., in order to help the area grow retail wise.
