I understand why there needs to be some sort of range for liability purposes but it seems like a range of 100 sq. feet would be fine for that purpose. It seems like the ranges were closer to 500 sq feet which is pretty significant and really difficult to compare. Coming from an area that did not have the same rule, this was one of the most frustrating things about looking for a home.
My second complaint about listings here is that they don't have to list or aren't able to list if a home is a short sale or foreclosure. Again, coming from an area where these items were listed and bolded it was rather confusing. Since some people want those homes and some want to avoid them, it seems to make having a realtor even more of a necessity here.

Some houses are VERY difficult to measure. If a house is a boxy colonial it is not a problem. If it is a "cut up" roofed house with partial 2nd stories and rooms tucked in, it can be hard to get a correct figure. When I went to appraisal school, the instructor took us on a field trip to measure a house and everyone in the class came up with a different answer. Another problem is that most agents that work with buyers now are "Buyers Agents" so it makes that agent responsible to the Buyer (at least partially) for many representations that are made in MLS. The Buyer's agent has no idea about the square footage of what they are showing other than a guess- so that's another reason why you are seeing a range in MLS.
