I think we are about to make an offer on an inventory home (not finished yet) in Millbridge.
doing my due thinking:
-any experience with Bonterra?
-what is typical EMD for new construction inventory
-first offer, their incentive is 10k off 20k in upgrades. What is a reasonable first offer? I'm thinking 3% off or 3% CCA but don't know the market
Are you working with an agent? Get them to pull comps.
Good advice. The agent should be able to give you information on whether they'll be flexible. It's possible that they won't budge on the price though, but they might throw in a few extra's for free.
Where is the inventory home located? If in Phase 3, then you may be able to negotiate, PHase 2 probably not. That area the houses are selling for much more. It's a highly coveted section of Millbridge.
I just looked at models there today. I thought it was really nice. I then came home and started doing some continued research and I read two reviews (one being here in City-Data) saying that there are multiple shooting ranges within earshot and on certain days in certain parts of Millbridge, you hear shots ring out all day. This was merely something I read and can't say I heard it myself but you may want to see where they are and if you can hear them from where your plot is.
The shooting range is on Kensington about 2 miles from PHase 1 Millbridge.
You can hear the shots, yes. Not indoors, but outside. It's pretty faint. Not sure if it's more audible in Phase 1, which is closer. Doesn't bother me, you can hear it most Saturdays and Sundays.

It's only one shooting range, not several
I wasn't aware Phase 3 was for sale - or maybe I'm mistaken what that was. Either way, this was one of the largest Bonterra homes in what I think is probably the desirable section. But can't say for sure.
My wife and I moved to Millbridge about 10 months ago and we couldn't be happier! We love the area. Yes, you can hear gunshots occasionally, but it hasn't affected us at all. I honesltly don't hear them anymore. I think you will be very happy here.
