Does anyone have any info on the Tuscany community in Waxhaw? It's off Billy Howey Road and, I think, it's a new development. The builder is KHovanian but the homes are being sold through Allen Tate Real Estate. Is the community built out with only specs left? Is there a Home Owners Association? Who lives there - young families, retirees? Thanks for any info you can provide.

Default It is such a pretty neighborhood

We have been keeping our eye on that neighborhood for my parents and a friend but they seemed to stop building a few months back. I guess they are on hold due to the economy. I would be nervous buying in a neighborhood that is not nearly close to being finished.

That place looks about the same as it did 2 years ago. I think they missed out on the sewer permits, then the house bubble pop. JMHO, I'd stay away.

Thank you for the info. I was wondering why the houses were advertised as "new construction" but built in 2007. Do you know where I would research the property - who owns it, the sewer permits, etc. Would that be county or state jurisdiction? I'm from Maryland and everything is county but I think I understand Waxhaw and Union County and NC have jurisdiction over certain things. The taxes sure are confusing.

Yes, those inventory homes were built some time ago and have been sitting since. They were in my office doing a presentation about 2 years ago when they started building.

I'm not a fan of KHOV product myself. I would be concerned with future development (if any) or completion of the neighborhood at this point.

I agree with Charlottean, I think the concept was great, as the lot sizes are relatively large for new construction, and it is a nice piece of property. But as with many new developments that began as the market was declining there is a risk when there are many empty lots.

Thanks for your opinions about Tuscany. It seems it is like many communities there, Cureton being the biggest, where lots sit empty with just a smattering of occupied homes. What is going to happen to these communities?

I would be leary on tuscany just because I think they are zones for newtown right now ( i think) and I think they will end up Parkwood , imo

I also think they were higher priced for what you can get in other neighborhoods.

What is Parkwood and what are the other neighborhoods? We are thinking of relocating (retiring) in Waxhaw and, although our only info from the internet so far, we liked Tuscany for the lot size and price of inventory homes. Do you have suggestions for us - looking for over 1/2 acre, price range about 300 - 350 for house size around 3000 sq ft. Thanks for your info.
