I lived in an (illegally residential) warehouse space in the 90s on the train tracks. It was loud and cold, even in the SF Bay Area. I can’t imagine it during a Midwestern winter. In order to really make it work you’d have to do a full renovation with central air/heat, which means being able to sell the other units to empty nesters or DINKS who won’t cramp your lifestyle too much.

OP, make sure that you can legally live there. Office space/commercial space tends to be zoned in a manner that prohibits making the space your living quarters.

Good point cause you wouldnt want to have to move on short notice even though plenty of people do live illegally in commercial spaces and do fine, there is a rather large risk of sudden, unexpected moving.

In Cincinnati, you’d need at least CC-A or MG zoning. Subdividing the space and normal energy efficiency steps will definitely be top of mind.

Good news is the city Development Fund may be able to assist, but converting raw space is a commitment.

I met someone that had a warehouse in cincy and lived there and did exactly what you are wanting. He had his living quarters walled off and insulated and separate from the rest of the warehouse and only had to heat and cool that section. Unfortunately I don't have his contact info, but he did it so it's definitely possible.
