The idea is: $100-125k for a very small house on 0.5-1.0 acres in a rural town 30-35 minutes from Oakley (45209) that is quiet at night and has clean air. Morning View, KY is perfect but about 10 minutes too far.

You may want to concentrate in Warren, Clermont and Clinton Counties in Ohio.

If you go north of Cincy, I think you'll have a tough time measuring your commute by "minutes" instead of miles.

Thank you for the suggestions. I am trying to avoid commuting down 71 or 75. I'm wondering if it's any better or even possible to commute in on Route 32 or Route 50 from the Batavia area. Goshen looks great, but what would be the fastest drive to Oakley at 8 am?

I commuted from Madisonville to Batavia for some years. It was a reverse commute, though. It took me about 20 minutes to get from home to downtown Batavia; Oakley would take another 10 minutes or so.
But it's been 10 years since I've made that commute; things may have changed. I know there have been changes in the traffic patterns and flow on Ohio 32 between Eastgate and Batavia, but I'm sure there's also been increases in traffic as well as the area builds up.
From Goshen, the best way to get to Oakley would be Ohio 28 and U.S. 50 through Milford and Mariemont, and then up Plainville Road to Madison Road and into Oakley. Not sure how long that would take; I'm guessing about 30 to 40 minutes. You'd hit a lot of lights through Milford.
Obviously the earlier or later you drive in, the less traffic you'll encounter. But either commute isn't insurmountable.
