As a transplant living in Boston, I often had reasons to go to Roxbury, but I never had a reason to go to Mattapan. Although, admittedly, I did live in two neighborhoods that bordered Roxbury (South End and Jamaica Plain)

in the 80's i remember that roxbury had many homicides and drug traffic and mattapan was mostly new haitian-american immigrants (mostly non-english speaking). i think home values and poverty were worse in mattapan since it is further away from back-bay/downtown-crossing but somewhat safer. dorchester was in between both geographically and crime/poverty wise.

mattapan seems kinda' disconnected from boston even moreso than the other surrounding cities. even the subway forces you to transfer to an old crusty trolley for no reason to get there.

Hyde Park seems to be similar and even has a couple of pockets that could be viewed as predominately Black and middle class, but seems to be more Haitian/Caribbean.

This area of New Rochelle NY is in a census tract with just under 5500 people that is 56% Black and has a median household income around the NYC metro figure: https://www.google.com/maps/@40.9175...!6m1!1e1?hl=en


The specific census block group that area is in is about 60% Black and has a MHHI of $101,399 according to 2010-2014 census data.


Parts of the nearby NE portion of Mount Vernon(Oakwood Heights, etc.) are similar. For instance, this area of the Oakwood Heights neighborhood is in a census tract that is 71% Black and has a MHHI of $75,000, but the specific census block group is 78.5% Black and has a MHHI of $111,250: https://www.google.com/maps/@40.9157...!6m1!1e1?hl=en

Roxbury is better than Mattapan? When did this happen? Was this due to the spillover from the South End gentrification?

Not saying that it is one of the best predominately Black neighborhoods, but it is a city neighborhood that is more comprehensive in terms of much of the criteria.

Could be. I've only known Boston with a gentrified South End, so I can't say. In my time in Boston, not only did Mattapan nhave no business that would draw an outsider to the neighborhood, but it had MUCH worse crime than Roxbury.
