I really like Broomfield - I am not sure about character/charm but I love the location and people. I live in Ridgeview Heights neighborhood and definitely have beauty with wonderful walking trails with great views of front and back range, great library, good access to park and ride, 36, park and ride, mall....

I would attempt something close to I-25 or route 36. Highlands, Sloans Lake, Arvada...

Where in MD are you now?

Since the fiance is going to be the one in school, I would suggest living closer to DU, and commuting to Boulder for work. When you're in school, it helps to be near the library, classmates for study groups, and so forth. There is pretty good public transportation to Boulder, and the drive isn't *that* bad, most days.

Also look at the Berkeley and Sunnyside area; in the 2-10 block radius from Federal. I lived near 46th and Federal for almost 5 years, and found it very convenient for getting just about anywhere in Denver / Boulder. You can take Federal north to 36 & it's about 30 minutes, and your wife will be able to go south on Federal to Speer or 23rd and avoid the bulk of the morning and evening commutes (both of you avoiding the I-70 / I-25 mousetrap altogether). It's also easy access to I-70 and the mountains.

I really liked living in Berkeley; we moved north to Lafayette to be closer to family & free babysitting.

The Highlands is a great neighborhood, but it is pricey. Sunnyside is on its way upwards IMO, and Berkeley / Grandview are very stable RE markets. Not sure what the current status is, but I think that there was a Light Rail stop planned for somewhere in Sunnyside. If I was investing with a 10+ year time frame, I'd look there.
