Not really a stellar development but think it’s nice to see this rundown building may have something new going in it.


The Columbus City Council will hold its next regularly scheduled meeting on Tuesday, November 9, 2021. One item on the agenda for the upcoming meeting will be a second reading of a zoning request that could bring life to an aging building in the East Highland neighborhood of Columbus. In its final meeting of the month of October council heard a first reading and received input from a neighbor in the area and the developer eyeballing the development of the property that has sat vacant for more than a decade.


Shaun Bussey of Bussey Development has submitted a zoning request to rezone a property located at 1400 17th Street in Columbus from Residential Office (RO) to General Commercial (GC). Bussey plans to redevelop the former food distribution warehouse to a high end indoor storage facility.

During their October 26, 2021 council meeting members of the city council heard a first reading of the proposed rezoning request during the City Attorney’s Agenda. The proposal has already received a thumbs up and recommendation for approval from the Columbus Planning Department.

However, one neighbor in the area spoke to council during the meeting and expressed concerns and an objection to the plans. The resident told council that the area already faces problems with vagrants. There were also concerns expressed about what will happen to if the storage facility is constructed. The party told council that they had conducted their own research and found that when neighborhoods begin to shift to commercial it begins to downgrade of the area. She told council that many neighbors in the area were in agreement with the concerns expressed.


Columbus City Council will hear the second reading of a zoning request on Tuesday that could pave the road to the redevelopment of this property on 17th Street in Columbus.
Bussey spoke shortly afterwards and noted that he is well rooted in the East Highland area of Columbus. His company has been responsible for the renovation and revitalization of 20 homes in the area and is currently working on at least one right now undergoing a full renovation.

He also disclosed that the property was previously zoned as General Commercial in 2008 and he submitted the rezoning request to the city that changed the property from residential office as he was moving forward with plans to develop apartments in the area. However, the Great Recession took its toll on that project and kept it from coming to fruition. Bussey told council that he is looking to just move the zoning back to where it previously was before he moved to changed the zoning.

The development was described as Bussey as very high end storage units which will include gated access. The new storage units and office building that is under construction in the former Blue Cross and Blue Shield Building on Warm Springs Road was cited as similar to the type of development this may bring to the area.

In addition, it will improve the area of 17th Street as the building is currently in a state of showing its age. The development will create frontage on 17th Street where there is none now and provide storage to residents in the area. Bussey was pleased to mention that this type of facility will not bring crime to the area and will also carry in limited impact on city services as there is limited use of services like water.

Council will hear a second reading of the rezoning request during their Tuesday meeting. If council approves the request it will provide a greenlight for the project to begin to move forward with taking the next steps to become a reality and bring at new life to the aging structure.

Horrible. I drive by this building every morning and have hoped for years it'd be developed into something useful for the community. A place for wealthy people that don't live in the neighborhood to dump their garbage is about the worst thing I could have picked for this, right behind tire burning facility and nuclear waste processing plant.

Default Raymond Rowe building

Saw this here the other day. Looks like a timeline of about a year. I wonder if the facade board has approved this yet? I like the design but I don’t think it fits into Uptown’s historic designs.

Big renovations are in the works for a building in Uptown Columbus, with plans to bring more residential and commercial space to a popular corner.

The former Raymond Rowe Furniture building has sat vacant for quite some time, but that is all about to change.

“One of the most important things we want to do with this building because it’s sitting right on one of the most prominent corners in Columbus is make a statement with the architecture, make a real statement, make a signature building for this corner,” Owner and developer of the building, John Teeples said.

The 60,000 square foot building is about to get a major facelift. Teeples told us he plans to add a fifth floor and build onto the back of the building, totaling 120,000 square feet of possibilities.


“Our vision would be to take this first floor and put a dynamic tenant here, one that would be very active in downtown Columbus,” Teeples explained. “That could be restaurant, some type of night club, not nightclub but a sports bar, or a drug store.”

The top floor would also feature retail, and middle floors would house both retail and residential development. Teeples said the structure of the building is good, but he plans to gut the inside and peel everything off of the exteriors facing Broadway and 12th Street.

Uptown President Ed Wolverton told us the 1200 block of Broadway has seen a tremendous amount of growth in the past five years. He said the Raymond Rowe building is the last big property on the 1200 block, and that this investment will solidify Uptown’s ongoing development.

“Getting an active user, more investment happening there will be very important to us,” Wolverton said. “We are getting to the point where we are running out of real estate. There’s only so many buildings and so many buildings we can build. To have a thriving and dynamic center, we need to activate all of the buildings that we can.”

Teeples said this project is still in the planning phase, but he expect to start in the next 12 months. He said it will take about 14 months to complete.

I believe this was approved by council. They have 2 projects going currently with Greystone Pointe behind Northside High on Old Guard Road - almost finished, and Greystone at Mulberry Grove off exit 19 that's just starting. I'd imagine they'll hold off for this moment.

Good to see them busy with 3 large projects in the metro. Really hope the Harris County development takes off.

I would imagine that home lots starts phase 2 soon. Got to be at least 40% under contract, if not more.
