I have this question when my contractor propose 2/3 up front and 1/3 when job finished. Isn't this very risky for homeowners? What is the market practice is CT?

Don't know for sure, but I'd be more comfortable with 1/2 & 1/2;
Or materials up front labor at completion, but GET drop dead completion date in the contract. Lots take the deposit, start, then back burner the completion.

I've done a quarter up front, half about midway, and then the balance when the project is 100% complete to your satisfaction. Some contractors want half up front and half on the back end, since they pay suppliers cash and dont always have $20k or more lying around. And I agree with seymourct - get a very firm completion date.

If job is big and takes more than 3 days then The Deposit I ask for up front is 25% to start. 50% at midway point. Then 25% when completed.

If job is small and takes less than 3 days then 25% up front, 75% when done.

There are a lot of crooked contractors still out there. Being in the trade I've heard of many and worked for some. 2/3 is ok but little too high for my comfort IMO. Unless he's gotten burnt or doesnt trust you. Whats the total price he gave you for labor and material? If its $4000 then giving him $1000 up front is sufficient. $2000 middway. $1000 when done.

The two pricey jobs I had done on my house (kitchen remodel and new roof) both were 1/3 deposit, 1/3 when work began, and the remaining 1/3 upon project completion. Both were bigger jobs requiring multiple days and thousands of dollars each.

To answer the OP's original question, yes that seems high. We usually give 1/4 to 1/3 up front, 1/3 to 1/2 halfway through and the final 1/4 to 1/3 upon completion. I guess this is the norm. Jay

The thing is mine is for labor only for installing kitchen cabinets + plumbing and electricity + hooking up appliance. I buy alll cabinets and faucets and appliance.

I guess the guy's plumber and electrician will provide basic parts like switch and pipes. I have to change the position of the sink and stove so gas and water pipes have to be rearranged.

Total quote is $7500. I just find it ridiculous that since he doesn't pay for parts, why ask 2/3 up front? Im already not feeling comfortable with this contractor as it sounds like he hasn't been in the business long or is trying to take advantage of a new guy in town.
