Hi All,

We looked around in Simsbury, CT and we like the area. But property taxes are just so high!

Any other suggestion?

Farmington has some of the lowest taxes in the area and is similar in character to Simsbury. It is also in the Farmington River Valley so it may be a good choice. Jay

Have you looked into Goshen or Warren- still in Litchfield county but with very, very low mill rates for the area.

Or maybe you might like to try looking into the eastern shore towns of Madison & Guilford. Absolutely charming, great schools systems & with tax mill rates 10 points or so lower than Simsbury.

No doubt this will be a tough home search-good luck

We looked at Warren but it has not town center. We like a little rural-sib area, like Salisbury/Sharon, but closer to bigger cities like Simsbury.

What about Granby/East Granby? Or New Hartford. I like Canaan and Norfolk as well. Not sure how any of these are for schools thou. But I have several friend who live in Granby and like it same with Norfolk.

Or for a wildcard for value for money and New England charm you could look at Thompson and other towns in the NE corner of the state.

Honestly my favorite old New England part of the state is the CT river valley from East Haddam down to East Lyme. But it's more because I like the river and the Sound so much.

Ok,we narrowed it down to Salisbury-Kent-Litchfield. When it comes to young family, ergo school system,safety and job opportunities,which one would you recommend?

Kent & Salisbury share the same regional school system. Each has its own K-8 school in town. However, the regional high school is located in Falls Village ( Canaan). Your kids will be spending a ton of time on the school bus for high school, especially if you live in Kent.

Litchfield has all local schools - grade, intermediate & high schools. I'd choose Litchfield in that regard.

All these towns are safe, using common sense. As far as employment, what are you looking for ? Again I'd choose Litchfield which is on the CT Rt 8 corridor and also has access to CT RT 4 which would take you toward the Hartford area.

You're going to be commuting unless you have a local retail or government job. Both Kent & Salisbury are remote. You would be looking for work not only in CT but in NY & possibly MA if you chose to live out that way. I have no idea what job choices there would be. Litchfield will offer more possibilities.

What type of job do you need? Salisbury and Kent are pretty small and far from major employment centers. Litchfield is closer to some bigger towns like Torrington or Waterbury. Jay

Litchfield hands down. Kent and Salisbury are both beautiful and great for second homes, but Litchfield is way more family oriented. It also is more conveniently located, with access to a couple of major roads and more in town amenities than the other two.

My husband is working in real estate management. Also,w e would like to do rental properties, which seems a good idea in Kent and Salisbury. Not sure about Litchfield...
