My wife and I recently moved from Albany NY to north of Hartford. We moved into a townhouse with a 12 month lease that runs up in November. We plan on buying when the lease is up but we are not sure when to start looking. We would want a 3+ BR, 1+ bath, 1/4+ acre, basement, garage, built post-1950. We are intersted in anything within 40 minute drive of Enfield (mass border side) but still in CT. We want prefer a rural setting, Granby would be perfect. We would like to stay under 250K. Is this realistic? We plan on starting to look in August. We don't want to find the perfect home and lose it based on not being able to close until November. Going month to month on our rental is not a problem if the search takes too long.
Buying a home can take a couple of months. I would start monitoring the market now and see what homes you like are selling for. That would give you a good idea of how the market is doing and what homes are selling for. I would also talk to your landlord. I know renting a place in December is difficult and they may be interested in letting you out of your lease early so they could rent it before the holiday season. Good luck, Jay

They may not, but if you allow them to show during the last month and agree to give them a few days to clean the place up so someone can move in quickly, then they might be willing to work with you. No one wants an empty unit or one to sit any longer than they have to. Jay
